Requirements for the Golden Visa

 

  1. Employee: Must have a minimum salary of AED 30,000
  2. Property Owner: Must own property valued at AED 2M.

  1. Applicant passport copy

  4. Current visa copy (Tourist visa or Residency visa)
  5. Sponsor Original Emirates ID
  6. Marriage/Birth certificate Attested (MOFA)
Note: All certificates needed to be translated into Arabic (Legal translation)

 

For Parents’ Residency Visa:
 
  1. AED 5,000 security deposit is required for the sponsor’s parents.
  2. Death Certificate (Attested by MOFA) if one of the parents has passed away.
  3. Ejari/Tenancy Contract to prove residence.
  4. NOC Letter (Required if sponsoring one parent only):
  5. Example: If sponsoring the mother, a No Objection Certificate (NOC) from the father (attested by a public notary) is necessary.
For Children:

 

  1. Unmarried Letter from the father (Public Notary attested) if the daughter is above 18.
  2. A study Certificate is required for sons aged 18–25 who are students.
  3. If the mother is sponsoring the child, an NOC letter from the father (attested by a public notary) is necessary.

Requirements for the Golden Visa for property owners

 

  1. Must own property in the UAE valued at AED 2 Million or more
  2. Multiple properties can be combined to meet the required value
  3. Property must be owned by the applicant (fully paid or under approved financing)
1.Property Value AED 2 Million or Above

 

  1. Eligible for 10 Year long-term residency
  2. can sponsor spouses, children of any age, and dependents 
Documents Required
  1. Property Title Deed showing ownership in the UAE with a minimum value of AED 2 Million
  2. Bank letter (if mortgaged) confirming at least AED 1 Million or 50% of the property value has been paid
  3. Passport copy (valid for at least 6 months)
  4. Current visa copy or entry stamp 
  5. Emirates ID copy 
  6. Passport-size photographs with white background
  7. Valid health insurance from a UAE provider
2.Property Value Below AED 2 Million

 

Visa duration depends on the applicant’s age

 

1.Above 55 Years
  1. Eligible for a 5 Year residency visa
  2. Can sponsor family members (spouse and children) 
Documents Required:
  1. Property Title Deed (UAE Land Department letter confirming ownership of one or more properties meeting the required value)
  2. Bank letter (if mortgaged) confirming at least 50% of the property value has been paid
  3. Passport copy (valid)
  4. Current visa copy or entry stamp (if applicable)
  5. Emirates ID copy (if applicable)
  6. Passport-size photographs (digital, white background)
  7. Valid health insurance (UAE coverage)
  8. Marriage certificate (if sponsoring spouse, attested if issued outside the UAE)
2.Below 55 Years
  1. Eligible for a 2-Year Visa
  2. Can sponsor family members (parents, spouse and children)
Documents Required:
  1. Property Title Deed (issued by Dubai Land Department or relevant authority showing property value of AED 2 Million or more)
  2. Sales Purchase Agreement (for off-plan property) with developer letter (Oqood) confirming payment of AED 2 Million or required down payment
  3. Bank letter / NOC (for mortgaged property) confirming paid equity of at least AED 2 Million
  4. Bank statement showing paid amount (for mortgaged properties)
  5. Marriage certificate (if jointly owned by spouse, must be attested by MOFA)
  6. Passport copy (valid for at least 6 months)
  7. Passport-size photographs (as per ICP guidelines, white background)
  8. Emirates ID copy (if applicable)
  9. Current visa copy or entry permit (if applicable)
  10. Police clearance certificate (home country or UAE)
  11. Valid health insurance from a UAE-licensed provider
